What's the difference between a Cat-A and a Cat-B fit-out?

A Cat-A fit-out is the landlord's base build — raised floors, suspended ceilings, basic services. A Cat-B fit-out is the tenant's bespoke layout — meeting rooms, kitchens, branding, AV. We manage the Cat-B delivery on your behalf, either against an existing Cat-A or as a combined turnkey project.

Can I expect to be in the office in 8 weeks?

An 8-week programme is realistic for a small (under 1,500 sq ft) office where landlord consents and long-lead AV items are ordered early. Larger fit-outs, complex M&E or planning consent push timelines closer to 12–16 weeks.

Do you take on the contractor risk?

We tender contractors against your brief and act as your project manager on site, but the building contract sits between you and the chosen contractor. This keeps your relationship with the landlord clean and is standard UK practice.
